That should help plenty in your rebuilding, fish. You should realize your gains by selling these two hoties and thank Kirk by buying a life-time subscription. We are RV people just moved from beautiful Callif. to Texas for help with my husbands medical condition. That RV view warms my heart and I sent that image to lots of friends so they can see where we live. You can rent to anyone as long as it is a "fair market rent" and in my case I will rent back to the sellers for a year. And yes you can do a smaller 1031x. I probably will, and pay some taxes...although I am working on that. I bought this $273,000 property with 10% down, and a 10% second. The 1st TD was a bank loan, and the second from the seller. No partners. Flying solo. The property currently has a 4.5% loan adjustable staying fixed for 5 years which I hate to give up with Washington Mutual. Over the years I have tapped equity. The first apt. rent was $135.00 monthly, and now the last rented was $1175.00. BTW, looking back it is always easy to see who were the geniuses. “Genius is rising Prices”! What do they say about being at the right place at right time? It is always good to remember these things to keep things in the proper perspectives. I congratulate Tony for his success, but people need to learn extreme caution after a great run. Tony: “I love California real estate.” Maybe, you love it too much, Tony. As long as you can handle 80% decline in all your properties, including your residence, you are gonna to be OK; otherwise, all your gloating might make you eat the humble-pie. Oh, and you can handle a 90% decline in your Scams, in case you own some. Longer these asset bubbles take to correct worse the outcome is gonna be. Just keep that in mind. First, you NEVER talk about my gold recommendation. Gold has much more than compensated for the losses in USTs this year. Second, the UST STRIP is a long-term hold and it is still up more than 100% in 8.5 years. I am more than satisfied with that kind of return.
