I think you really timed the RE market to a T! It looks like we will be lucky if the RE market just moves sideways over the next 5 - 10 years (assuming the usual 3% pa inflation). I doubt stocks will do much better; the only thing looking good is commodities and PM— but you need a strong stomach for the swings. If the US market craters in the fall (as usual), EM should also crater, and that should present a major buying opportunity— but you have to be nimble, these markets have a tendency to drop like a rock based on local as well as global events.

I am still expecting a (mild) recession late this year or early next. That should be the time to load up on commodities.

But remember; by 4Q 2009, things are still looking like a major down turn.

thoroughly enjoyed Taleb's second edition of " Fooled by Randomness - the Hidden Role of Chance in Life and Markets " . hope his new book , " the Black Swan : the Impact of the Highly Improbable " , scheduled to be released April 17 , 2007 , is as good .

yes , i was lucky ( random ? happy ? ) with my coin toss on real estate . started selling it shortly before i retired in 2000 . let most of it go over the last 8 years or so for prices less than i might have gotten a few years later but got mostly " ten baggers " ( made ten times what i paid for it ) over what i paid for the stuff 20 and over thirty years ago . all of the rentals were rented out for decades and had paid for themselves several times over through tax deductions and rent rolls . plus the rents collected , since i owned it all debt free - no mortgages or payments , paid for additional property purchases . and the taxes on the raw land was cheap and still is .

but i certainly wouldn't want to attempt the same trick in this current day real estate market . i'm not buying any real estate now . it's all sales now . and i'm too long in the tooth to want to buy more when the bottom falls out and be around to sell it later in the next real estate boom cycle . and there will be one .

Oil drops over $2.00 because of a foiled terrorist attacks. The thinking is that less people will fly and that will reduce oil demand? IMO this was a complete over-reaction to today's events. Yesterday oil inventories were down. We've lost a good percentage of American oil production with the BP pipeline down. We are entering the heart of the hurricane season. I'll stick with T. Boone Pickens prediction that oil is going to $80 before its going to $70.
